Missoula Real Estate – State of the Market Report

On March 6, 2009 the Missoula Organization of REALTORS® released their annual housing report. Some highlights from the report include:
1. Comparable data for the nation as a whole is in almost all cases more dire than that for Montana in general and Missoula in particular.
2. Prevailing interest rates were at their lowest levels in this decade at the end of 2008.
3. Although foreclosures increased significantly in 2007 and reached new highs in 2008, the number of foreclosures in Missoula represent only a little more than one-half of one percent of our market’s owner-occupied stock.
4. Rental rates in Missoula are relatively strong and vacancies, with a few exceptions, are below 5%.
5. Sales of empty lots in 2008 were dramatically lower in number of sales but moderately higher in sale price compared with prior year sales.
