Missoula Montana Real Estate Market Update for February 2009

The Missoula Real Estate market enjoyed a burst of activity in late February and early March with a flurry of buyers and many new homes going under contract.
Missoula has also been fortunate that our housing prices have held their value better than many areas of the country. In February, the Median Home Price actually increased significantly from 2008 and the number of sales in the Missoula Urban Area was almost the same.

Sales represent properties that have transferred and the transaction has closed. It is the best reliable indicator of what prices the real estate market will bear.
The national media is beginning to take note that not every market is reflecting the national housing downturn. The New York Times Dragon Hunters buy
singled out Missoula as a ‘stable’ market. And a real estate forecasting service called “Housing Predictor” says “They’ve dodged the bullet in the nation’s housing depression in North Dakota and Montana.”

Missoula Montana Home Sales Report February 21, 2009

Year to Date Market Activity
So far this year, Missoula has seen 51 homes sold ranging from $95,000 up to $600,000. The average sale price being $263,364 and the median being $236,100. This is in contrast to the same time period last year where Missoula saw 83 homes sell ranging from $31,900 all the way to $1.56M. Last years average sale price for homes in Missoula for the same period was $256,442 and the median was $208,316. While the number of homes sold is down almost 40%, the average sales price has risen almost 3% (nearly $7,000).
